The estimates are the starting point for computing market value and are not a substitute for an individual appraisal by a licensed professional. The Instant Value market value estimates are based on a proprietary algorithm that uses not only public data but also rates the property using factors used by professionals and then computes value on a price per square footage basis. It uses thousands of market sales during approximately twelve months prior to the valuation.
